Solicitation Description:

1)    SCOPE: Pursuant to Texas Government Code Section 2165.001, Custodianship of State Property, and Section 2156.121, Use of Competitive Sealed Proposals, the Texas Facilities Commission is requesting responses to this Request for Proposal for the Full-Service Maintenance Services for CPA Data Center in Lyndon B. Johnson Building located at 111 E. 17^th Street, Austin, TX 78701. TFC anticipates award to a single vendor from this solicitation.

a)      Awarded Contractor shall provide twenty-four (24) hour, seven (7) day per week full-service maintenance for the facility systems, including scheduled and remedial maintenance. Facility systems consist of the following:

i)       Electrical Systems:

(1)   the automatic transfer switch

(2)   power distribution units

(3)   remote power panels

(4)   the uninterruptible power supply

(5)   the generator

(6)   transformers

(7)   switchgear

(8)   electrical panels

ii)     Mechanical Systems:

(1)   computer room air conditioning units

(2)   the chilled water distribution loop in Data Center

(3)   chilled water booster pumps

(4)   variable air volume terminals and controls

(5)   condensate and non-potable water units

(6)   smardt chiller

iii)   Special Systems:

(1)   water leak detection system

(2)   fire detection and alarm systems

(3)   the FM-200 System

(4)   the pre-action fire alarm system

b)     See Attachment A – Services Contract for full scope of required services.

2)    CONTRACT TERM: This service shall be for a period beginning on September 1, 2023 and shall expire on August 31, 2025.  The contract may be renewed for two (2) additional two (2) year periods, provided the renewal is executed prior to expiration of the current contract term.   Any renewals shall be in writing and at the same terms and conditions, plus any approved changes.

3)    SCHEDULE OF EVENTS: TFC reserves the right to change the dates in the Schedule of Events set forth below upon written notification to prospective Respondents through a posting of an addendum on the ESBD.
