Solicitation Description:


SCOPE:  In accordance with the provisions of Texas Government Code, Chapter 2254, Subchapter A, Professional Services, and Rules and Procedures adopted by the Texas Facilities Commission (TFC), TFC is requesting submittal of qualifications to provide prime professional Architectural/Engineering Design and Construction Phase Building Systems and Envelope Commissioning Services for the North Austin Complex, Phase II project #20-027-8061 for one new state office building, one new above ground multi-level parking garage, and connection to the existing NAC Central Utility plant located in the garage of Phase I and expansion of plant equipment to accommodate Phase II.  New development to be within the North Austin Complex in Austin, Texas; as described further in the project description below.

CONTRACT TERM: It is the intention of TFC to award a Contract for full prime professional architectural/engineering (A/E) services for the term of the project. Services undertaken pursuant to this RFQ will be required to commence within ten (10) calendar days of delivery of a Notice to Proceed. The Project associated with the services requested in this solicitation is anticipated to be fifty-four (54) months

PROJECT DESCRIPTION:  Provide building system and envelope commissioning services during the pre-design, design, construction, post-construction, and warranty phases for Phase Two of the North Austin Complex Project as described as follows:

    1. New Building B, a six-level office building with approximately 50,000 GSF per floor totaling 302,000 GSF. 
    2. Parking Garage B, a multi-level, above grade, structure capable of accommodating 2000 parking spaces.
    3. Connection to the existing NAC Central Utility plant located in the garage of Phase I and expansion of plant equipment to accommodate Phase II.

Approximate cost of construction for the aforementioned project is estimated to be one hundred thirty-one million, one hundred thousand dollars ($131,100,000.00.)
